Why Most Agencies Fail at Real Estate Marketing (And How We Don’t)

Most real estate agents fail in digital marketing. Many people waste their money on ad budgets because they think that just by running ads, their flats and plots will be visible to buyers, and they will make huge profits

Mistake 1: Running Ads for Multiple Properties at Once

When agents start advertising, they often list multiple properties with a thought of doing all the available properties at a time to have maximum lights. And for that they create separate campaigns for flats and different builders, expecting all of them to generate leads.

This is a major mistake! Real estate is an industry, but each property you advertise is like a separate business. Unlike industries like hospitals or cleaning services, where keywords and audiences remain similar, real estate is different. The audience for a ₹60-70 lakh flat is entirely different from someone looking for a ₹2-10 crore property.

Also, conversions in real estate are not instant. People take time to decide, sometimes even 2-3 months of follow-ups. If you run ads for multiple properties at once, managing them in different markets becomes extremely difficult.

Solution: Start with one or two properties instead of advertising multiple properties simultaneously. This allows you to focus your budget effectively and understand market responses better.

Mistake 2: Setting a Low Ad Budget

Another common mistake is not setting the ad budget according to the property value. Many people advertise high-value properties but expect conversions with a minimal budget.

For example, if you are advertising in Delhi-NCR, you cannot expect quality leads with a budget of just ₹500 per day. Many real estate advertisers don't understand this and waste money due to a lack of experience.

From experience, we know that a quality lead for a ₹4-5 crore property can cost around ₹2000-₹3000. If your daily budget is only ₹1000, you won’t get consistent leads.

Solution: If you are advertising a premium property, allocate at least ₹5000-₹6000 per day for effective lead generation. For lower-priced properties like ₹10-20 lakh plots, a budget of ₹1500-₹2000 per day is sufficient.

Mistake 3: Poor Landing Pages

Most agents don’t realize the importance of a high-quality landing page. Whether you advertise on Google or Facebook, the actual conversion happens on the landing page.

If your landing page is poorly cluttered, or just a traditional website with multiple distractions (social media buttons, about pages, etc.), visitors won’t convert. Sending traffic directly to a generic website is a big mistake because it does not fascinate the visitor toward taking action.

Why Do Real Estate Agents Fail

Solution:

  • Create a dedicated landing page for each project.

  • Ensure the page is well-designed with clear call-to-action buttons.

  • If you're advertising premium properties, the landing page should be high quality, matching the luxury level of the property.

    What You Should Do Instead

Now that we’ve discussed the common mistakes, here’s how to do it correctly:

Start with a smaller but focused budget. If you’re new and have a limited budget, start with affordable properties (₹50 lakh and below) with a daily budget of ₹1500-₹2000.

  • Advertise one project at a time. Managing multiple properties together puts unnecessary pressure on optimizing your return on ad spend (ROAS). Start with one or two projects to get a better understanding.

  • Think long-term. Real estate marketing is not gambling! Many agents think they can invest money and get instant conversions. In reality, some inquiries take months to convert. Be prepared for a 4-5 month commitment for sustained results
